Typical Schedule:
- Register with GNI
- £500.00 refundable deposit payable to GNI to initialise sourcing
- Property/properties sourced then checked and details sent to client on DVD.
- Client accepts and offer made on property.
- Offer accepted – any mortgage arranged/valuation/survey approved
- Agree a date for exchange & complete
Typical costs involved:
- GNI refundable deposit £500.00
- 10% deposit down (on a typical buy to let mortgage) say £7500.00 on a £75000.00 property.
- Solicitors fees, typically £750 + VAT £881.25
- Disbursements:
4.1 Circa £300 searches
4.2 £60-£100 Land Registry Charge
4.3 £30.00 + VAT £35.25 Bank transfer
- £250.00 Mortgage fee if having a mortgage
- £1500.00 balance to GNI
So, on average, for approximately £11000.00 you can have your own property up and running and we can introduce you to our sister company, Stone Investments NE Ltd, who would be more than happy to manage your new investment and arrange tenants on your behalf. It can all be done from the comfort of your own armchair! There is no stamp duty to pay and remember we are sourcing properties below market value which will more than cover our sourcing fee and many of your other costs.

For your investment property you will need a Solicitor and if taking out a buy to let mortgage, a mortgage broker or Independent Financial Advisor.
